Closely inspect the roof for both aesthetics and function. If the roof leaks, repair it. Don't do a quick fix to hide a serious problem for just long enough to get the property sold. Clear the roof of all debris or plant growth. If the roof is discolored, check with a home improvement store to see if you can use some type of roof "paint" to enhance its appearance.
Buyers hate old roofs. Buyers love new roofs. If the roof is near the end of its life, replace it. As with repairs, don't go the cheapest route. Search out the most cost-effective solution, not merely the lowest cost. Smart buyers recognize shoddy work.
